Building Inspection Reports
Here at Home Buyers Protection Service we understand your property purchase could be the largest financial commitment you make in your lifetime. Our affordable range of property inspection reports are designed to identify any serious defects with a house, unit or flat and provide costings to remedy the faults.
The danger of buying a property in metropolitan Melbourne with serious faults is real. Over the past 31 years, the team at Home Buyers Protection Service have prepared several thousand building inspection reports and our Managing Director Paul O'Toole suggests that close to a third of properties have a major fault. He says, "It's no surprise given Melbourne's extreme weather conditions. A decade of drought with temperatures ranging from freezing to the forties has caused some issues but don't forget we have also had some earthquake and tremor activity in the last few years. These factors combined with some poor workmanship from some trades people has certainly taken its toll on the condition of many suburban properties in Melbourne."
To rectify defects like termite damage and structural issues can cost tens of thousands of dollars. Roofing, plumbing and electrical faults can also prove costly and turn your 'bargain' buy into a financial burden. Our pre-purchase inspection reports are designed to give peace of mind that the property you are looking to buy is sound and free of costly issues. Of course, if you know the problems associated with a property and you also know the repair costs you can potentially negotiate a reduced purchase price.
You have a choice of report format including written, verbal or video and the inspection services are available throughout all of metropolitan Melbourne, the Mornington Peninsula and the Bellarine Peninsula.
Our thorough process means every inspection is completed using our comprehensive 228 point checklist. Our inspectors will put the property under the microscope including a review of all buildings, fixtures and fittings, appliances as well as the roof, plumbing and electrical work. The reports are detailed but delivered in layman's terms so you have a clear understanding of the findings including any major faults, minor defects and maintenance concerns. The report also details the cost of any immediate repairs we recommend and the anticipated cost of any repairs required in the next 3 years.
As members of the Housing Industry Association (HIA) we can also quote on the cost to remedy the faults and after more than 20 years working in and around the building industry in Victoria we can refer you to our preferred list of experienced trades people.
