Inspections

Pre-Purchase Inspections:

A qualified and independent pre-purchase inspection tells you exactly what an agent or seller doesn't want you to see. Often we discover minor faults that an untrained eye would glance over that, if left unchecked, can cause thousands of dollars of damage in months and years to come.

Timber Pest Inspections:

For a tiny fraction of the cost of purchasing your new home, you can have peace of mind that you're buying a house that wont take thousands of dollars out of your pocket in years to come. Our Pest Inspections identify wood decay and evidence of termites and wood borers.

Combined building & Pest Inspections:

Your combined building and pest inspections will be carried out by two individual inspectors. A licenced building inspector and licenced pest inspector who will inspect your property at the same time. Thermal imaging is included Free, with all combined building and pest inspections.

Both inspectors will undertake their inspections independently of each other and this will provide you with not one, but two complete and through inspections of your property.

After your inspections are completed, your building and pest inspectors will give you a verbal summary of their findings. This will be done while you are all still at the property if you can attend your inspections.

If you can’t attend your inspections of live interstate or overseas, our inspectors are happy to provide you with their verbal summary over the phone.

Both inspectors will provide you with professionally written reports within 24 hours of your inspections. Your inspectors are happy to discuss  your reports with you if you still have any concerns or questions.

Your building inspector and your pest inspector,  both hold professional indemnity insurance for your peace of mind and added protection.

Pre-Sale Inspections:

Selling your house can be an emotional experience. Those ‘four walls’ have housed a lot of memories and you have an investment in the property that goes well beyond monetary value.

A very practical step is to arrange a pre-sale house inspection prior to listing the property. By having a professional, independent inspection before you go out to the market, you can find out any issues that require attention. That way, you can address the problems early and not hold up a potential sale.

Home Buyers Protection Service has a Vendor Report Program to assist vendors through the inspection process. We know the dilemmas and costs you are facing, so we have specifically designed a program to help ease the way.

With the program, Home Buyers Protection Service offers pre-sale house inspections to vendors at 30% discounted rates. Our building inspectors will prepare the initial inspection report and then make this available to prospective purchasers on request. In this way, buyers can be reassured in advance about the condition of the property and if there are any issues, these can be clarified by our inspectors and put into context.

Hand Over Inspections:

The excitement of moving into your renovated or newly built home can quickly turn sour when you are faced with countless defects. You may have a battle on your hands trying to prove and rectify these issues to your builder.

Home Buyers Protection Service can help by conducting a thorough inspection of your home and provide a defects report clearly outlining all the obvious and hidden faults. You will be able to approach your builder with total confidence to fix these issues knowing that all faults have been clearly identified by a professional inspector.

Dilapidation Reports:

When you are carrying out construction or building work in close proximity to other properties, there is the chance that issues might arise, such as cracking, leaking or deterioration in the adjoining properties. This could be due to vibration from heavy equipment or excavation work for example.

To protect yourself against possible disputes or claims from your neighbours, you should consider an Existing Conditions inspection – also known as a Dilapidation Report. In this building inspection, the condition of each of the adjoining properties is documented before you begin the building works.

Councils may also request a survey covering areas beyond the building site, such as footpaths, kerbs and roads. You would need to repair any damage to these areas that might result from your project.

Home Buyers Protection Service can carry out house inspections for you and compile the comprehensive Dilapidation Reports. Each report provides a written and photographic record of any existing cracking or deterioration, so you have a benchmark against which to gauge any changes.
